House Washing in Northeast Ohio

Ohio weather is hard on siding. Shade, humidity and long stretches of damp spring and fall leave the north and west walls of a house green with algae, and road spray and pollen dull everything else. A house wash removes that buildup and usually makes a bigger visual difference than any other exterior project a homeowner can do in a weekend.

We wash the full exterior — siding, soffits, fascia, gutter faces, downspouts, trim, shutters, porch ceilings and entry areas — using the cleaning method the material actually calls for.

How we wash a house

Most residential siding is cleaned with a soft wash: low pressure, appropriate cleaning solutions and dwell time that breaks down organic growth, then a controlled rinse. Pressure alone drives water behind siding and can etch or streak surfaces. It is the wrong tool for most of a house.

Before we start, we protect landscaping and rinse plantings, cover what needs covering and check for open windows, damaged siding, loose trim and light fixtures that need care. After the wash, we rinse the beds and walkways down.

How often homes here need it

Most Northeast Ohio homes look their best on a one to two year cycle. Houses with heavy tree cover, north-facing walls, or a nearby wood line usually need it annually. Open, sunny exteriors can often go longer. We will tell you honestly what we see when we look at the property.

Common questions

Will washing damage my vinyl siding?
Not when it is done correctly. We use a low-pressure soft wash on vinyl rather than high pressure, which is what causes water intrusion behind panels and surface damage.
Do I need to be home?
No. As long as we have access to water, gates and the areas being cleaned, most house washes are completed without the homeowner present. We will confirm details ahead of time.
Can you wash the house and clean the driveway on the same visit?
Yes, and it is the most common combination we do. Handling both in one visit is more efficient for us and gives the property a finished look rather than a clean house next to a stained driveway.
What about oxidized siding?
Heavily oxidized siding can look chalky after washing because the oxidation, not the dirt, is the surface condition. We will tell you if we see that before quoting so there are no surprises.
