Commercial Building Washing
A building exterior is the first thing tenants, customers, inspectors and prospective buyers evaluate. Streaked panels, algae along the shaded elevations and dirt lines under the roofline read as deferred maintenance whether or not the property is otherwise well run.
We wash commercial building exteriors using methods matched to the wall system, from single-story retail to multi-story facades.
Wall systems we clean
- Brick, block and stone masonry
- Metal panel and pre-engineered metal buildings
- EIFS, stucco and dryvit
- Precast and tilt-up concrete
- Vinyl and fiber cement on multifamily buildings
- Storefront systems, entrances and canopies
Method matched to the facade
Metal panel, EIFS and painted surfaces are soft washed. Aggressive pressure on those systems damages coatings, drives water into wall assemblies and can void finish warranties. Hard masonry tolerates more, but even there the method depends on mortar condition and the type of soiling.
During the assessment we identify the wall system, note existing damage and staining, and quote the approach that cleans the building without creating a repair.
Multi-story and access
Facade height and site access affect method and cost. We evaluate reach, water access, drainage and staging during the site assessment so the estimate reflects the real conditions rather than an assumption.
Commonly paired with building washing
Most building washes are quoted alongside the concrete around them — sidewalks, entrances, dumpster pads and service areas — because a clean building above stained concrete only does half the job.
Commercial questions we get
- Do you clean multi-story buildings?
- Yes. Access, reach and method are evaluated during the site assessment and reflected in the estimate.
- Will washing damage our metal panels or EIFS?
- Not with the correct method. Those systems are soft washed at low pressure rather than pressure washed.
- Can building washing be scheduled while the property stays open?
- Usually yes, in phases and during lower-traffic hours. That is part of what the site assessment establishes.

Commercial properties we service
Different property types have different constraints. These pages cover how we handle each one.
Need commercial window cleaning too?
Our operating company also runs Cleveland Window Cleaners, which handles commercial window cleaning across the same territory. If both are on your list, tell us and we can coordinate.
Let's look at the property.
Send the property details and we'll set up a site assessment, document existing conditions and put together an estimate based on what's actually there.
